Restoration of a Water Damaged Office Space in Atlanta, GA (part-2)

This blog is a continuation of our previous blog, “Restoration of a Water Damaged Commercial Office Space in Atlanta, GA (part-1)”. In part one we began outlining the scope of work SERVPRO of South Atlanta performed for one of our commercial clients when they experienced an emergency commercial water loss. The previous blog primarily focused on the drying and restoration of “Zone One”, the lower level of the commercial structure. In this blog, “Restoration of a Water Damage Commercial Office Space in Atlanta, gA (part-2)”, we will primarily take a look at the scope of work for “Zone Two”, the upper level of this commercial facility.

Continuation of Commercial Water Loss - Office Space Scope of Work

*A scope of work is basically a list of line items that encompass each trade or service performed on a given construction project, or in this case, restoration project.

Zone Two: Drying Zone Two consisted of five different areas, including the Staff Break Room, an executive office, a large common area referred to as the cubicle bullpen, a hallway, and a kitchen. The flooring and baseboards in the areas were affected in varying amounts ranging from less than 50% affected up to 100%. Luckily no drywall was affected and the industrial tile carpet squares that cover a majority of the floor in the facility, could be cleaned and restored at our textile restoration facility then reinstalled once the structural drying process was completed.

Hallway - The hallway was 23’ long by 5’2” wide and the ceilings were 9’ tall. The carpet flooring in the room was significantly contaminated by category-2 (CAT-2) gray water. Heavy extraction was performed and around 119 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. Around 57 linear feet of baseboards was also removed, bagged and disposed of properly (in the interest of effective restoration practices some building materials are more cost-effective to replace than dry, clean, sanitize and restore). The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. Three Phoenix AirMax air movers and a low grain refrigerant (LGR) dehumidifier were strategically placed throughout the hallway to create a conducive drying environment. After monitoring the affected area and materials for three days, the hallway was dry and prepped for the baseboards to be reinstalled along with the newly refurbished carpet tiles. Completing the restoration of the hallway.

Cubicle Bullpen - The cubicle bullpen measured 16’ long by 11’ wide and the ceilings were 9’ tall with an attached partitioned space that measured 11’ long by 4’ wide also with 9’ ceilings. The carpet flooring in the room was significantly contaminated by CAT-2 gray water. Heavy extraction was performed and around 173 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. Around 17 linear feet of baseboards was also removed, bagged and disposed of properly. The contents of the bullpen were moved and stored on-site in a non-affected area to facilitate the drying process. The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. Six Phoenix AirMax air movers, two Prochem Triad air movers, and one LGR dehumidifier were strategically placed throughout the cubicles and bullpen area to create a conducive drying environment. After monitoring the affected area and materials for three days, the bullpen was dry and prepped for the baseboards to be reinstalled along with the newly refurbished carpet tiles. Completing the restoration of the cubicle bullpen.

Staff Break Room - The staff break room was 8’ long by 7’9” wide and the ceilings were 9’ tall. The carpet flooring in the room was significantly contaminated by CAT-2 gray water. Heavy extraction was performed and around 62 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. Around 32 linear feet of baseboards was also removed, bagged and disposed of properly. The contents of the breakroom were moved and stored on-site in a non-affected area to facilitate the drying process. The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. Two Phoenix AirMax air movers were strategically placed throughout the breakroom to create a conducive drying environment. After monitoring the affected area and materials for three days, the staff break room was dry and prepped for the baseboards to be reinstalled along with the newly refurbished carpet tiles. Completing the restoration of the staff break room.

Kitchen - The kitchen was 14’3” long by 7’9” wide and the ceilings were 9’ tall. The commercial VCT flooring in the room was significantly affected by CAT-2 gray water. Heavy hard surface extraction was performed on over 95 square feet of commercial VCT flooring which was dried in place. The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. Three Phoenix AirMax air movers were strategically placed throughout the kitchen to create a conducive drying environment. After monitoring the affected area and materials for three days, the kitchen was dry and ready to be used. Completing the restoration of the kitchen.

Executive Office - The executive office was 11’4” long by 7’9” wide and the ceilings were 9’ tall. The carpet flooring in the room was significantly contaminated by CAT-2 gray water. Heavy extraction was performed and around 88 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. Around 39 linear feet of baseboards was also removed, bagged and disposed of properly. The contents of the executive office were moved and stored on-site in a non-affected area to facilitate the drying process. The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. Three Prochem Triad air movers were strategically placed throughout the executive office to create a conducive drying environment. After monitoring the affected area and materials for three days, the office space was dry and prepped for the baseboards to be reinstalled along with the newly refurbished carpet tiles. Completing the restoration of the executive office.

Commercial Water Loss - Office Space Scope of Work

Cause of Loss: The cause of loss was an issue with the industrial water heater on the second floor. One of the water heater safety valves burst allowing several hundreds of gallons of water to escape. Water traveled along the second floor affecting approximately 540 square feet of flooring and also traveled to the first floor affecting over 1,500 square feet of flooring.

Zone One: Drying Zone One consisted of six different areas, including the lounge, an administrative office, a large common area referred to as the cubicle bullpen, a hallway, one manager's office, and a file room. The flooring and baseboards in the areas were affected in varying amounts ranging from 10% affected up to 100%. Luckily no drywall was affected and the industrial tile carpet squares that cover a majority of the floor in the facility, could be cleaned and restored at our textile restoration facility then reinstalled once the structural drying process was completed.

Lounge - The lounge was 12’2” long by 8’2” wide and the ceilings were 9’ tall. The carpet flooring in the room was significantly contaminated by category-2 (CAT-2) gray water. Heavy extraction was performed and around 100 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. Around 40 linear feet of baseboard was also removed, bagged and disposed of properly (in the interest of effective restoration practices some building materials are more cost-effective to replace than dry, clean, sanitize and restore). The contents of the lounge were moved and stored on-site in a non-affected area to facilitate the drying process. The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. Three Phoenix AirMax air movers were strategically placed throughout the lounge to create a conducive drying environment. After monitoring the affected area and materials for three days, the lounge was dry and prepped for the baseboards to be reinstalled along with the newly refurbished carpet tiles. Completing the restoration of the lounge.

Administrative Office - The administrative office was 12’2” long by 10’ wide and the ceilings were 9’ tall. The carpet flooring in the room was significantly contaminated by CAT-2 gray water. Heavy extraction was performed and around 25 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. Around 40 linear feet of baseboards was also removed, bagged and disposed of properly. The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. Two Phoenix AirMax air movers were strategically placed throughout the office to create a conducive drying environment. After monitoring the affected area and materials for three days, the administrative office was dry and prepped for the baseboards to be reinstalled along with the newly refurbished carpet tiles. Completing the restoration of the administrative office.

Cubicle Bullpen - The cubicle bullpen was 34’ long by 34’ wide and the ceilings were 9’ tall. The carpet flooring in the room was significantly contaminated by CAT-2 gray water. Heavy extraction was performed and around 1156 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. Around 100 linear feet of baseboards was also removed, bagged and disposed of properly. The contents of the bullpen were moved and stored on-site in a non-affected area to facilitate the drying process. The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. Seventeen Phoenix AirMax air movers and four low grain refrigerant (LGR) dehumidifiers were strategically placed throughout the bullpen to create a conducive drying environment. After monitoring the affected area and materials for three days, the bullpen was dry and prepped for the baseboards to be reinstalled along with the newly refurbished carpet tiles. Completing the restoration of the bullpen.

Hallway - The hallway was 66’ long by 5’5” wide and the ceilings were 9’ tall. The carpet flooring in the room was significantly contaminated by CAT-2 gray water. Heavy extraction was performed and around 179 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. Heavy extraction was performed and around 100 square feet of glued down carpet tiles were carefully removed to be dried, sanitized and restored off-site at our textile restoration facility, so that they could be reinstalled once the mitigation and drying process was completed. The contents of the office were moved and stored on-site in a non-affected area to facilitate the drying process. The entire affected area was sanitized and disinfected using SERVPRO’s proprietary antimicrobial treatments. After monitoring the affected area and materials for three days, the manager’s office was dry and prepped for the baseboards to be reinstalled along with the newly refurbished carpet tiles. The Certified: SERVPRO Cleaned (CSC) Standard Service is centered around limiting the survival and spread of emerging viral pathogens. SERVPRO of South Atlanta is not aiming to replace your company's current cleaning crew or janitorial services, but rather working to supplement your current cleaning efforts. Our highly trained and certified technicians will apply EPA registered disinfectants to touch points described below. *This application of disinfection excludes inventory or retail merchandise. 

Step 1

Long before SERVPRO of South Atlanta receives your call, we are preparing for the first step in the CSC program by completing an exhaustive training program and familiarizing ourselves with the disinfectants that will be utilized to disinfect your facility, like SERVPROXIDE DisinfectantBenefect Botanical Disinfectant, and Sporicidin Disinfectant Solution to name a few. Our technicians will have specifically reviewed safety precautions and requirements related to the cleaning process, including protocols for any necessary personal protective equipment (PPE), application methods, and needed product dwell time to insure effective application.

Step 2

SERVPRO cleaning crews and trained technicians will don all the necessary personal protective equipment (PPE) like gloves, tyvek suits and respirators to protect themselves during the cleaning process from pathogens like virus and bacteria that might be present. An N-95 respirator, disposable gloves, coveralls/gowns, and goggles are a minimum level of PPE. This level of PPE is sufficient when applying disinfectant with a saturated towel or a trigger sprayer and towel. Other application methods, such as utilizing a ULV mister or electrostatic sprayer, will require additional respiratory protection such as an air purifying respiratory (half-mask or full-face mask) with organic vapor (OV) cartridges

Step 3

SERVPRO will apply disinfectant to touch points. This can be accomplished with a towel saturated with disinfectant or a utilizing equipment to deliver disinfectant such as a trigger sprayers, pump sprayers, ULV misters, electrostatic sprayers, airless sprayers, foam applicators, or another equivalent effective dispersion technology. Our highly trained technicians will strictly follow product label directions to insure successful application and disinfection. Depending on the listed product dwell time and the application method, the disinfectant may be able to be applied once or it could require multiple treatments to keep the surfaces wet for the minimum time. We will carefully assess the surfaces to prevent the product from streaking or running while keeping the surface wet for the recommended contact time. 

  • Door knobs, pulls, and locks, as well as 1 square foot around the knob or pull, door jambs 
  • Push doors 
  • Stair handrails, elevator car and controls 
  • Light switches, switch covers, and accessible outlet covers 
  • Counter tops, tabletops, vanity tops, and desktops. Disinfect accessible surfaces without moving contents. Prevent over-spray and potential damage (i.e. paper products, electronic devices, personal property). 
  • Chairs. Avoid over wetting upholstered surfaces. Concentrate application on arms, backs, height/swivel controls. 
  • Faucets, sinks, soap dispenser, towel dispenser, dryer, water fountains, napkin dispenser 
  • Cabinet door and drawer exterior, door and drawer pulls/knobs 
  • Toilets, urinals, bathroom stalls around locks and handrails, handrails, bathroom fixtures (i.e. toilet paper dispenser), diaper changing stations, fitting room stalls around locks and handrails 
  • Telephones, computer equipment, shared office equipment, sales registers, point-of-sale equipment. 
  • Exterior of shelves,?racking, displays,?bookcases, file cabinets,?lockers,?or other fixtures. Disinfect accessible surfaces without moving contents. 
  • Operational/occupational equipment and controls (i.e. kitchen equipment, fitness equipment, laundry equipment).

Step 4

SERVPRO professionals will inspect the surfaces that have been disinfected. Wipe clean surfaces to eliminate product streaking and/or residues if needed. 

Step 5 

After step 4 technicians will perform end-of-visit cleanup. Once all work activities are complete, we will return all products, supplies, and tools to the work vehicle, bag all trash such as disposable towels and disposable PPE according to hazmat disposal procedures when necessary, and load bags into the work vehicle(s). Before leaving, walk through the work site one final time to ensure that the work site is clean and ready for your employees to return to the facility. 

Step 6

    No. We are able to arrange shipping regardless of the size and location of the job.

    The cost of the truck varies depending on your location, however; we estimate those costs for you so you are aware, upfront, of the cost.
  • Do we need to create our own inventory?
    Yes. We use the iCat system to create our own internal, independent inventory, however; we recommend you have your own as well.
  • Will the documents be in the same order they were packaged in?
    Yes, we do not rearrange any of the files or paper.
  • How long does the process take?
    The average time of completion is 30-60 days, however; every job is different. We will be able to provide a timeline of services based on your specific needs
